10/25/11: CHICAGO HOUSING PRICING INCREASES, FOURTH STRAIGHT MONTH; NOW IS THE TIME TO BUY
Today CRAIN’S provided good news for sellers on the housing market. But this may be a sign that buyers currently sitting on the fence, might want to take the plunge.
The increase makes this the fourth straight month housing prices have gone up this year, which is the opposite of what analyst previously anticipated. When you think about it, how could anyone know exactly what will happen in this market? Market Analyst certainly did not warn us about the rapid decline in pricing? Why didn’t they foresee the housing crisis if they knew so much? Pricing is going up and they said it would take years. Why would we listen to them now?
According to the Standard & Poor’s Case-Shiller index, the price of single-family homes prices actually increased by 1.4%. The index also increased 1.9% from June to July, 3.2% from May to June and 1.7% from April to May.

10/6/11: 30-YR FIXED INTEREST RATE DROPS BELOW 4%; FIRST TIME IN HISTORY; IT’S TIME TO BUY
During the past few years housing analyst have written dozens of articles on how it is the best time to buy a new home. But with today’s announcement that Mortgage rates for a 30-year loan have fallen below 4% for the first time in history, this should seal the deal.
When you combine the extremely low housing prices with this incredibly low rate, owning a home has never looked better. The average rate on a conventional 30-year fixed-rate loan fell to 3.94% this week, which is the lowest rate since Freddie Mac began tracking it decades ago.
This even lower rate, offers buyers the opportunity to save considerably on their mortgage payment. If you compare today’s rate with the average of 4.60% a fews months back, borrowers can save approximately $40 a month per $100,000 borrowed. This actually equates to a huge savings of nearly $14,000 for every $100,000 borrowed, over the life of the 30-year loan.

(VIDEO) 2011: EX-GOV ROD BLAGOJEVICH SELLING CHICAGO HOME FOR $1.7 MILLION
According to real estate sources former Governor, Rod Blagojevich, listed his home this weekend. The brick 5-bedroom, 4-bath home located in Chicago’s Ravenswood Manor neighborhood is now on the market for $1.7 million.
Although the listing agent will certainly get a lot of free publicity, they may also receive more showing requests from curious “pretend buyers”, than serious ones. It will be interesting to see who will take the burden or reward of purchasing the home. They could look at buying it from two different angles, either they will never get privacy due to the media or it would be a great investment due to the history behind it.
No matter how you look at it, the buyer of his house will need to be ready to welcome the unexpected. Does Blago need the cash for his lawsuit? Where will his family go next…to a rental? We know where he is probably headed…
