(Video) SHORT SALE VS. FORECLOSURE? DO YOU QUALIFY?

A short sale is a sale of real estate in which the proceeds fall short of the balance owed on the property’s loan.  In simple terms, your home value is no longer above what you paid for it, so banks may allow you to sell it for the current market value.  Seller’s are first encouraged to try for a loan modification, but if that fails, a short sale is definitely a better option than a foreclosure.

Many have heard that short sales are complicated and take months to close.  Well, in some cases this may be true, but the process can be simplified when using an experienced short sale real estate agent and a short sale negotiator.  A negotiator has relationships with many top banks, which allows them to know exactly how to present the offer.  They also have the time required to stay on top of your file, to streamline the process.

Who truly qualifies for a short sale may surprise you.  It is not just the homeowner’s who have fallen behind on their mortgage payments.  In most cases it is anyone showing the financial inability to catch up on their payments or who may fall behind in the near future.  The banks will require a “hardship letter” which explains why a homeowner may qualify.  It could be due to illness, divorce, job loss, relocation, excessive debt or other similar situations.

Bottomline, if you cannot sell your home for what you currently owe on the loan and are suffering from a hardship, it would be wise to seek help.  Chances are, you may qualify for a short sale.  It is better to find out now, then to wait for the foreclosure to occur.

WALMART CONSTRUCTION BEGINS AT PRESIDENTIAL TOWERS

PRESIDENTIAL TOWERS just got even more attractive to residents interested in living in the downtown area.  The highrise apartment towers, located in Chicago’s west loop (555 W. Madison), have started construction of the new Wal-Mart Neighborhood Market.  Which will be the discount chain’s first small grocery store in Chicago’s downtown neighborhood.

The world’s largest retailer plans to spend $1 million to build out over 26,000 square feet on one level at the residential tower, according to a building permit filed.  The opening date is not yet set, but is certain to open soon, and it is confirmed that more than half the store will be dedicated to groceries.

The store will offer Presidential Tower residents and others the convenience of a pharmacy, deli and  bakery, and they will also sell dry groceries, meat, fresh produce, organic and frozen foods, said Wal-Mart spokesman Steve Restivo.

The  luxury residential apartment complex, owned by Waterton Residential, also has a new leasing center and decorated models. The addition of Wal-Mart will expand on the various businesses, including restaurants, concierge services, and shopping, located in the lobby area of the building, making this one of the most convenient apartment buildings for residents to live, in the city.

NAR INCREASES DUES BY $40 ANNUALLY; MAY BE NEEDED BUT AT A TOUGH TIME

During a time when agents are struggling to survive, an increase of any kind is painful.  But despite polls showing members clearly opposed a rate hike, and local associations warnings of a decline, The National Association of Realtors board of directors approved a $40-per-year dues increase.

The increase was implemented to allow NAR to boost political activities. The  NAR began talks of raising the national association’s dues by 50 percent, from $80 to $120 earlier in the year.  NAR President Ron Phillips released at statement regarding the increase.  He went on to say, “The increase will allow NAR to provide millions of  dollars in additional support to state and local boards, which are facing a cadre of policy proposals that would restrict private property  rights and drain homeowners’ pocketbooks.”

While they continue to fight for the rights of real estate agents around the nation, it just could not have come at a worse time.  Unfortunately, $40 dollars is $40 dollars.

5/26/11: CHICAGO’S PIPER’S ALLEY AMC MOVIE THEATRE, CLOSING TODAY

Many who grew up in Chicago, especially on the north side of the city, are familiar with Piper’s Alley and the movie theater associated with the mini-mall.  The AMC Theatre is located in Old Town, near the World famous Second City, Starbucks and several other retail stores.  But after its long run, the movie theater is shutting their doors today.

According to reports, the theater chain AMC felt the Old Town site was just not a competitive property, hence likely meaning not profitable enough.  The theater opened in 1991 and at that time, it was a sheer luxury to north side residents.  However, in recent years the condition was reported to be dated and worn but the prices continued to soar.  And during that time, a host of more luxurious theatres have surfaced throughout the city.

Although I have not gone to a movie at that theater for many years, it is still sad that Chicago is losing a landmark to many.  In the early days, I remember many trips to Piper’s Alley to catch a show and walk the neighborhood on a warm summer’s night.

It seems to be just another casualty during these tough economic times, as many cut costs to survive.

NEW CHICAGO CONDO’S MAY BECOME EXTINCT, WAIT AND YOU MAY BE OUT OF LUCK

Many are holding off on the purchase of a new home, hoping the bottom will sink further.  But with the huge amount of new construction condominiums converting to rentals in the city, or being totally scrapped, makes waiting a huge risk.

While developers of downtown projects reported only 174 sales in the first quarter, down from 256 a year earlier, there was still an improvement over the fourth quarter of last year.  At that time, developers reported a net loss of 19 sales, due to contract cancellations.  Many buyers just walked away from their contracts, after the pricing dipped.

However, during the first part of the year, the excess supply of available condos is improving.  Developers in the downtown market were down to 2,031 unsold condos at the end of the first quarter, which is down from 4,182 last year and 8,222 in first-quarter 2008.  What’s even better news for developers, is that the unsold condo inventory is now actually at its lowest level since at least 1997.  This is according to Appraisal Research who began tracking figures at that time.

With the rents continuing to climb and expected increases of 10% by the end of they year, this is still a buyers market.  Those who desire to purchase new construction have incredible opportunities to save, and may find themselves with limited selection if they wait.  The fact that so many developments were canceled or converted to rentals, likely will cause new product to be sold at a premium sometime in the near future.  So if you are one of the buyers on the fence, you may want to begin searching for a home now, or you may be out of luck.

20% DOWN FOR BUYING A HOME, IS THIS THE NEXT WAVE?

REAL ESTATE agents have been asked to push Congress to reject new proposed regulations, considering higher down payments.  The regulation being discussed is a new policy for homeowners, requiring them to put 20% down when purchasing a home.  Many people are already tight on funds due to the recent economic crisis.  But they would be forced to rent or use a hefty amount of savings to buy, if this passes.

It is amazing to think that this is even being discussed by elected officials.  How much more can the housing market take?  Seller’s are already having multiple challenges; lower values and finding a buyer qualified is tough enough.  Now to add to their stress, the buyer would need 20% down?  This would further complicate things in this market making buyers even more hesitant to purchase a home.

Let’s hope this does not become the new wave of the future…or the American Dream may turn into a nightmare.
